Background
The Thai economy is forecasted to grow by 5% and tourism to increase by 8.3% over the next 12 months. Investors from around the globe are expected to invest over £1.1 billion in the Thai property this year (Colliers International).
Tourism is a major source of income on Phuket, with an increase of 13.9% compared to the same period last year. Over 4 million tourists, including many from Japan, South Korea and Scandinavia, visited the island in 2007, producing revenues of £1.5 billion; a 21.45% increase on 2006.
Phuket’s year round warm climate attracts golfers from all over the world and has arguably the finest golf course in Thailand, The Blue Canyon, having played host to the likes of Ernie Els and Tiger Woods in the Johnnie Walker Classic.
The site, in need of complete refurbishment, is on the lake of the Blue Canyon Golf Course and just 10 minutes from the airport and beaches. The redeveloped 5 star luxury hotel will include 3 restaurants, a Japanese Spa and the individual rooms or units will be sold off plan. The hotel will be run based on the ‘condo-hotel’ investor model.
There will be 2 forms of return to the investor:
- Development profit through off plan sales of the individual rooms.
- Occupancy yield and capital appreciation of the hotel and its facilities.
There will be 2 exit strategies:
- After the redevelopment phase is complete (within 2/3 years)
- On the sale of the hotel (approximately within 7 years).
